Search results for downtown Delray Beach condos are inventory funnels: portals answering ‘what is for sale’ – 34 condos from $399,000 to $10,950,000 on one portal when we looked on October 24, 2026 – and never ‘which building fits my life.’ This page is the decision layer. It is not a listing: we carry no inventory, no listing search and no price claims of our own, and live inventory belongs on the portals and with a real, licensed brokerage – the disclosure at the foot of this page says whose.
Pre-MLS disclosure
This guide is published by LPE Realty LLC, a licensed Florida real estate brokerage. It carries no property listings and no inventory counts; when authorized real inventory exists, it will live in a clearly labeled section. Nothing here is a listing or an offer.
The ten buildings the DDA lists
The Delray Beach Downtown Development Authority’s Live Here directory is the closest thing to an official building list, and it is ten rows: 111 First, Brez at Atlantic Crossing, Worthing Place and their neighbors, each with an address, a Map link and a rental-application referral. No costs, no parking arrangements, no ownership-versus-rental split, no pet policies. We reprint none of its rows as our own; we link it.
- The Delray Beach DDA's Live Here directory (downtowndelraybeach.com/live-and-work/live-here) lists exactly 10 residential buildings downtown – among them 111 First (111 SE 1st Ave), Brez at Atlantic Crossing (656 NE 1st St) and Worthing Place (32 SE 2nd Ave) – with addresses, an All Residential/Apartments filter and a Zillow Rentals referral, and no parking, transit or cost information. Our building guide expands on it; per-building parking/pet/ownership detail still has to come from each building or manager (see gap-downtown-building-guide). Downtown Delray Beach (DDA) – Live Here
The questions that decide it, and their honest status
| Question | Published anywhere? | Where the answer lives |
|---|---|---|
| Own or rent in a given building? | Not in any source we could check (Oct. 24, 2026) | Building and manager sites, one at a time; we are tracking them |
| How many units and stories? | Not published centrally | Same |
| Parking arrangements per building? | Not published centrally | Same – and the City permit programs on our resident parking page are the fallback |
| Pet policy? | Not published centrally | Building sites |
| Walk minutes to the Avenue and the beach? | Not published; every number out there is an estimate | Your own feet, until a sourced measure exists |
| Noise and event exposure? | Partly – closures are City/DDA-published | Our closure facts, below |
That table is the state of public information as of October 24, 2026: a building-by-building guide with ownership, units, parking and pets simply does not exist in any published source. When we verify a building’s facts against its own site, its row lands here with the source and date.
- Beyond the DDA's 10-building directory, the building-by-building guide (ownership vs rental, stories/units, parking arrangements, pet policy, walk minutes, nearest City garage) has no sources in the 2026-10-24 dumps; every building needs its building/manager site read with a checked date before publication. What every building shares: the street outside
Whichever building you choose, the resident logistics are the same and they are published: the $12-a-year City resident permit for the designated garages and lots, the $90 downtown-resident tier if your building has no parking of its own, meters at $4 an hour on the Avenue, and the first 20 minutes free downtown.
- The City Resident Downtown Parking Permit applies to anyone who resides in the City of Delray Beach city limits; each permit costs $12 per year, valid Oct. 1 – Sept. 30, and is prorated to $6 if purchased after April 1. Only two permits are allowed per housing unit, vehicle registration must be provided for each vehicle, and price is per permit. City of Delray Beach: City Resident Downtown Parking
- The Downtown Resident Parking Permit is for those living in the downtown Delray Beach area where residential parking is not provided; it costs $90 plus tax per year (prorated to $45 plus tax if purchased after April 1) and permits are valid Oct. 1 – Sept. 30 each year. Only two permits are allowed per housing unit, and permits may not be granted to downtown residents whose housing unit includes resident parking. City of Delray Beach: Downtown Resident Parking
- Per the Downtown Delray Beach (DDA) parking guide: Atlantic Avenue $4/hour, side streets near Atlantic Avenue $3/hour, parking lots near Atlantic Avenue $2/hour, parking garages $1.50/hour; free parking is available on side streets and lots more than a block from Atlantic Avenue. (DDA page, not a City of Delray Beach page – see notes.) Downtown Delray Beach (DDA): Parking
- In the Downtown location the first 20 minutes of parking is free: you can park for up to 20 minutes using ParkMobile (still paying the $0.35 transaction fee), or enter your license plate at the nearest downtown meter to activate the 20 minutes without the app. City of Delray Beach: Pay For Parking
Event exposure, by block
East-end buildings take the Fourth of July closures (East Atlantic and A1A, noon to 11 p.m.) and the beachside festival editions; mid-Avenue buildings take tree-lighting night (Swinton to NE 5th) and parade day; west-end buildings take the Art & Jazz West Atlantic closures. The dates we hold are on our festival-season page.
- On July 4th, streets close from 12:00 p.m. to 11 p.m.: East Atlantic from the Intracoastal Bridge east to A1A, and A1A from Thomas to Miramar, per the City's event page. City of Delray Beach – 4th of July Celebration
- Per the DDA's event listing, for the tree lighting night Atlantic Avenue closes to traffic from Swinton Avenue to NE 5th Avenue for food, games, carolers and a silent disco. Downtown Delray Beach DDA – Delray's 100ft Christmas Tree Lighting & Yuletide Festival
- For the February 24, 2027 West Atlantic edition of Art & Jazz on the Avenue, West Atlantic Avenue is closed from West 2nd Avenue to West 6th Avenue from 2 p.m. to 11 p.m., per the DDA's event page. Downtown Delray Beach DDA – Art & Jazz on the Avenue
Renting versus buying downtown
Portal rental and sale figures for downtown Delray Beach swing by source and vintage; we do not restate any of them as current market truth, and we never blend vintages. The DDA’s directory itself points rentals at a portal application. If you want numbers tied to today, that is a conversation with a licensed brokerage – the one behind this guide – not a webpage.
