What is it like to live in downtown Delray Beach?

The short answer

Living in downtown Delray Beach, Florida means Atlantic Avenue at your door: a downtown core the City describes as charming and diverse, roughly 69,800 residents citywide, and a $12-a-year City resident parking permit that buys designated downtown garages and lots. The honest trade is event traffic and street closures, sourced here from the City and the Delray Beach Downtown Development Authority, checked October 24, 2026.

This page answers one question with sourced facts: what is it actually like to live in downtown Delray Beach, Florida, the blocks of Atlantic Avenue between the Intracoastal and the ocean? Everything below carries the organization that published it and the date we checked it, October 24, 2026. Where something is not published anywhere authoritative, we say that instead of guessing.

The place, in the City’s own words

  • The City describes Delray Beach as "a charming, vibrant city of dynamic and diverse communities with a bright future" whose mission is to "proudly celebrate our heritage and provide a welcoming, healthy hometown for residents and visitors." City of Delray Beach: About Delray Beach
  • The City says Delray Beach is a city of nearly 70,000 residents. City of Delray Beach: About Delray Beach
  • Delray Beach city population: 69,809 estimated for July 1, 2025 (Census QuickFacts Vintage 2025); 66,846 counted at the 2020 Census. The 70,140 figure on the sister guide is Census Vintage 2024 – different vintages of the same series, not a conflict. The Redfin city guide's 70,000 (updated 2026-09-30) is rounded. Also carried by atlanticavenueguide.com. U.S. Census Bureau QuickFacts: Delray Beach city, Florida

Two population figures circulate because they are two vintages of the same Census series; we label both and never blend them. Delray Beach was an All-America City three times, and the two sides of the Intracoastal incorporated separately before uniting as one city in 1927.

  • Delray Beach was named an All-America City in 1993, 2001 and 2017 – the first city in Florida to win the award three times, according to the City's About page. City of Delray Beach: About Delray Beach
  • In 1911 the area west of the Intracoastal Waterway was incorporated as the Town of Delray; in 1923 the area east of the Intracoastal was incorporated as the Town of Delray Beach; on May 11, 1927, the two towns united as the City of Delray Beach. City of Delray Beach: About Delray Beach
  • The first time Delray was counted in the U.S. census was 1910, with 904 residents, according to the City's history pages. City of Delray Beach: About Delray Beach

Where you would actually live: the buildings

The Delray Beach Downtown Development Authority keeps a Live Here directory of downtown residential buildings. It lists exactly ten – among them 111 First, Brez at Atlantic Crossing and Worthing Place – with addresses and a rental-application referral, and nothing else: no costs, no parking arrangements, no pet policies. Our building guide does the rest of that job, and states plainly what is and is not published per building.

  • The Delray Beach DDA's Live Here directory (downtowndelraybeach.com/live-and-work/live-here) lists exactly 10 residential buildings downtown – among them 111 First (111 SE 1st Ave), Brez at Atlantic Crossing (656 NE 1st St) and Worthing Place (32 SE 2nd Ave) – with addresses, an All Residential/Apartments filter and a Zillow Rentals referral, and no parking, transit or cost information. Our building guide expands on it; per-building parking/pet/ownership detail still has to come from each building or manager (see gap-downtown-building-guide). Downtown Delray Beach (DDA) – Live Here

The upsides, sourced

  • Walkable core. Atlantic Avenue was platted in 1895 to run from the Intracoastal Waterway to the Atlantic Ocean, and USA TODAY named it one of America’s 10 Great Shopping Streets in 2017. We do not print a Walk Score number: the two public figures conflict and neither measures the downtown core specifically.
  • Cheap resident parking. The City Resident Downtown Parking Permit costs $12 per year and covers designated downtown garages, surface lots and side streets. Our resident parking page has every permit tier, proof requirement and payment quirk.
  • City services close by. City Hall is at 100 NW 1st Avenue, open Monday to Friday, 8 a.m. to 5 p.m.

  • The City Resident Downtown Parking Permit applies to anyone who resides in the City of Delray Beach city limits; each permit costs $12 per year, valid Oct. 1 – Sept. 30, and is prorated to $6 if purchased after April 1. Only two permits are allowed per housing unit, vehicle registration must be provided for each vehicle, and price is per permit. City of Delray Beach: City Resident Downtown Parking

The trade-offs, sourced

Downtown living here means sharing the street with festival crowds. Atlantic Avenue closes to traffic for the 100-foot Christmas tree lighting night, for the Fourth of July, for St. Patrick’s Day parade day and for Art & Jazz on the Avenue; the Fourth closes East Atlantic and A1A from noon to 11 p.m. Meters on the Avenue itself run $4 an hour in the Delray Beach Downtown Development Authority’s rate card, which is why the resident permit matters. And the Atlantic hurricane season, June 1 to November 30, is a resident reality everywhere in South Florida.

What we could not verify

No published source gives a downtown-specific Walk Score (the citywide figures conflict by method), and no per-building guide to ownership, parking and pet policies exists beyond the DDA’s ten-row directory. Both gaps are tracked on our building guide and neighborhood guide pages with the dates we checked.

Schools and getting around

Downtown addresses are served by the School District of Palm Beach County, which runs 335 Choice and Career Programs and an address-based Find My School locator; the specifics, including the arts elementary, the Montessori elementary and the IB high school, are on our schools page. Getting around car-free is possible but thin: the Tri-Rail station sits on S Congress Avenue west of I-95, and there is no Brightline station in Delray Beach. The details, with what remains unverified, are on our getting-around page.
