Portals list Delray Beach neighborhoods as names; this page is about what a resident can actually verify. Downtown-adjacent means the areas you can walk or bike into the Atlantic Avenue core from: Downtown Delray proper, Pineapple Grove, the Marina Historic District, Osceola Park, West Atlantic, and the Lake Ida, Delray Shores and Tropic Isle edges. Country-club communities such as Addison Reserve, Delaire and the Polo Club sit outside downtown, a drive away; naming them once is enough – they are not this guide’s job.

No City, county or district page publishes per-neighborhood housing stocks, walk times, price bands or school assignments for these areas. We checked on October 24, 2026. Anything numeric on a neighborhood card anywhere is someone’s estimate, not a published fact – so this page carries what is sourced and marks the rest as unverified.
Downtown Delray proper
The blocks of Atlantic Avenue between the Intracoastal and the ocean, platted in 1895. Living here means the residential buildings in the Delray Beach Downtown Development Authority’s ten-building Live Here directory, meters at $4 an hour on the Avenue per the DDA rate card, and the resident parking permit program. The event calendar is a resident reality: tree-lighting night closes Atlantic from Swinton to NE 5th, and the Fourth of July closes East Atlantic and A1A for eleven hours.
- Atlantic Avenue was platted in 1895, running from the Intracoastal Waterway to the Atlantic Ocean, according to the City's history pages. City of Delray Beach: About Delray Beach
- The Delray Beach DDA's Live Here directory (downtowndelraybeach.com/live-and-work/live-here) lists exactly 10 residential buildings downtown – among them 111 First (111 SE 1st Ave), Brez at Atlantic Crossing (656 NE 1st St) and Worthing Place (32 SE 2nd Ave) – with addresses, an All Residential/Apartments filter and a Zillow Rentals referral, and no parking, transit or cost information. Our building guide expands on it; per-building parking/pet/ownership detail still has to come from each building or manager (see gap-downtown-building-guide). Downtown Delray Beach (DDA) – Live Here
- Per the Downtown Delray Beach (DDA) parking guide: Atlantic Avenue $4/hour, side streets near Atlantic Avenue $3/hour, parking lots near Atlantic Avenue $2/hour, parking garages $1.50/hour; free parking is available on side streets and lots more than a block from Atlantic Avenue. (DDA page, not a City of Delray Beach page – see notes.) Downtown Delray Beach (DDA): Parking
- The City Resident Downtown Parking Permit applies to anyone who resides in the City of Delray Beach city limits; each permit costs $12 per year, valid Oct. 1 – Sept. 30, and is prorated to $6 if purchased after April 1. Only two permits are allowed per housing unit, vehicle registration must be provided for each vehicle, and price is per permit. City of Delray Beach: City Resident Downtown Parking
- Per the DDA's event listing, for the tree lighting night Atlantic Avenue closes to traffic from Swinton Avenue to NE 5th Avenue for food, games, carolers and a silent disco. Downtown Delray Beach DDA – Delray's 100ft Christmas Tree Lighting & Yuletide Festival
- On July 4th, streets close from 12:00 p.m. to 11 p.m.: East Atlantic from the Intracoastal Bridge east to A1A, and A1A from Thomas to Miramar, per the City's event page. City of Delray Beach – 4th of July Celebration
Pineapple Grove
The district just north of the Avenue’s east end. As a visitor dining-and-arts district it is covered by our sister guide to Atlantic Avenue; the resident facts that matter here are the same downtown ones – permit parking, event closures – because nothing Pine-Grove-specific is published by the City. When that changes, this section grows.
Marina Historic District
The one neighborhood with its own published parking overlay: residents of the City Marina and the Marina Historic District may buy a residential parking permit package under a fee schedule the City publishes, with eligibility proven at the parking office. The days of hunting for a space near the marina are what that package is for.
- Marina Historic District residential parking permits are issued to eligible residents of the Marina Historic District and the City Marina under a fee schedule (plus tax): Residential Parking Permit Package (one annual resident permit plus one temporary resident guest pass) $60.00/year; Second Annual Resident Parking Permit (dwelling unit residents only) $60.00/year; Short-term Parking Permit $5.00/week up to 13 weeks; City Marina Temporary Boat Resident Guest Pass (City Marina residents only) $30.00/year. No residence may possess more than two annual resident parking permits and one temporary resident guest pass. City of Delray Beach: Marina Historic District Parking Permits
- Residents of the City Marina and the Marina Historic District may purchase the residential parking permit package. A dwelling-unit resident must present a current government-issued driver's license, a current vehicle registration card, and proof of residence (a current utility bill within the past 30 days matching the dwelling address, or a copy of a valid lease). City Marina boat residents (named licensees on a Boat Dockage License Agreement) are entitled to one free annual resident parking permit, and seasonal rental property owners with a Florida Sales Tax receipt and valid Landlord Permit may purchase one package per rental unit. Osceola Park and West Atlantic
West of the downtown core. The City’s Art & Jazz on the Avenue West Atlantic edition closes West Atlantic Avenue from West 2nd to West 6th on its 2027 date, which is the closure reality of living there. No City-published residential permit-parking overlay exists for Osceola Park – or for any neighborhood other than the Marina Historic District – on any City page we could check; the Community Redevelopment Agency, formed in 1985, is the body guiding this side of town’s redevelopment.
- For the February 24, 2027 West Atlantic edition of Art & Jazz on the Avenue, West Atlantic Avenue is closed from West 2nd Avenue to West 6th Avenue from 2 p.m. to 11 p.m., per the DDA's event page. Downtown Delray Beach DDA – Art & Jazz on the Avenue
- The Delray Beach Community Redevelopment Agency (CRA) was formed in 1985 to guide the city's redevelopment, according to the City's About page. City of Delray Beach: About Delray Beach
- No City-published residential permit-parking overlay for Osceola Park (or any neighborhood other than the Marina Historic District) was found on delraybeachfl.gov parking pages. City of Delray Beach: Parking Permits
Lake Ida edge, Delray Shores, Tropic Isle
Residential edges north and south of downtown, anchored by Lake Ida and the city’s southern neighborhoods. The Del-Ida Park subdivision’s land was purchased in 1895, the same year Atlantic Avenue was platted, and the City’s history pages describe the town’s early growth around the Avenue. Beach-side Tropic Isle residents use the beach parking permit program at the southern lots; the permit details are on our resident parking page.
- In 1895, Adolf Hofman purchased land that later became the Del-Ida Park subdivision; the City's history pages describe the area's growth around Atlantic Avenue after the railroad arrived in 1896. City of Delray Beach: About Delray Beach
- The annual Beach Parking Permit costs $90 + tax and allows parking without paying meter fees at: Sandoway Park, Anchor Park, Ingraham Park, Orange Grove (just north of Atlantic Avenue on SR A1A), and Atlantic Dunes North & South Lots. The permit is not valid for parking on Ocean Blvd./SR A1A or the Gleason Street Lot. City of Delray Beach: Beach Parking Permit
What we could not source
Neighborhood-by-neighborhood cards with walk minutes, housing type, price bands, flood-zone summaries and school assignments: no source in our October 24, 2026 research publishes these for downtown-adjacent Delray Beach, and school assignment for a specific address runs only through the district’s interactive Find My School locator. Portals sell estimates; until something authoritative lands, we link out rather than estimate.
- The neighborhood matcher (Downtown Delray proper, Pineapple Grove, Marina District, Osceola Park, West Atlantic, Lake Ida edge, Delray Shores, Tropic Isle) has no per-neighborhood walk-times, housing-type mix, price bands or flood-zone pointers in the 2026-10-24 dumps; BestPlaces names 20 areas and homes.com names 23 (both unfetchable, snippet-only). Each card field needs its own source before the page ships. BestPlaces Delray Beach Neighborhoods (snippet only)
- Which specific schools are assigned to a given downtown Delray Beach address (attendance boundaries). The district's Find My School locator is an interactive ArcGIS app whose per-address results cannot be verified without entering an address in the tool. Palm Beach County Schools: Find My School
